The Challenge

Amidst the challenges of navigating the commercial real estate

market during the peak of the 2021 pandemic, Mark Crouse found himself in a complex situation while attempting to sell 5000 Letterkenny Road. The intricacy of the scenario was further

Dating back to Mark's acquisition of the site in 2008, an old oil tank on the premises emerged as a critical factor. This environmental issue not only posed a threat to securing financing but also cast a shadow over the entire deal.

The Challenge

Like most industrial property owners Darren purchases from, Pat didn't have any major problems. He was financially secure and it wasn't overly difficult managing the property from Florida. He was just at a time in his life where he wanted to simplify things, as well as make sure the property was in good hands to take care of his long-term tenants. Pat also had a very low basis in the property, so was potentially facing a very large tax bill.

The Solution
