HERE ARE SOME COMMON QUESTIONS WE RECEIVE FROM INDUSTRIAL PROPERTY OWNERS CONSIDERING SELLING THEIR PROPERTY.

How do you come up with your offer?

Of the many factors that go into crafting your best possible offer, three main ones are the location, the configuration and condition of the property, and your situation. 

What type of owner is a good fit to work with sGP?

While we buy most types of industrial properties, we don't work with every property owner. Our ideal client is one who not only wants to sell, but someone who would benefit from a simple process, maximizing their return, and having a custom offer crafted just for them.

What type of properties do you buy?

Almost every type of industrial property throughout south-central and south-eastern PA.

How does the process work?

You simply give us a call. We discuss your property and what you want to accomplish. I come up with a customer offer that meets or exceeds all your needs. If we're a good fit, we sign an agreement, do our due diligence, and close on your property.

What makes Solid Growth Properties different?

It may sound strange, but our primary purpose at SGP is not to buy your property. It is to create your best possible outcome. This sometimes means us buying your property, but often means just providing you with the best advice possible.

Do you only buy industrial properties from distressed owners

Short answer is definitely not! We pay full market value, and sometimes even more. The full benefits of selling to Solid Growth Properties is not just receiving a fair price, is working with someone who takes the time to learn your entire situation to make sure we put you in the best position possible.

Are there any fees when I sell to you?

There are absolutely no fees of any kind. I've even paid the seller's transfer tax to make sure the seller received 100% of the proceeds.

What happens to the existing tenants?

Most often when investors buy industrial properties, they hike the rents up right away. We don't do that. We work with existing tenants, improving their space and often signing new long-term leases.

Do i need to make any repairs?

We buy properties as-is, no matter the condition. Many of the properties we have purchased have required significant repairs and upgrades. We're happy to take on the risk and hassle doing any and all repairs.

Do you provide references?

We are happy to provide references from any of our past clients. Check out the reviews on our homepage, and we'll connect you with previous sellers when we get to that point in the sale.
